Here is the part almost nobody asks about until they are three communities into their search. Boca Delray Golf and Country Club does not require you to buy a membership. You can play or you can not play, and either way you are not writing an equity check just to live here. My husband is a PGA professional, so let me be fair about it - for someone who plays four times a week a mandatory membership can be the right deal and I will tell you so. For everybody else it is a bill that shows up whether or not you pick up a club.

What you actually get. The living room runs 23 by 18 and opens into a flex room that works as an office or a place to put guests. The kitchen is 12 by 10 with an eat-in area and a breakfast bar. There is a Florida room off the great room, enclosed, and my guess is you will end up using it more than you expect. Upstairs there are two bedrooms and both are ensuite with walk-in closets - the primary is 17 by 14 with sliders out to a sitting room, and the second is 16 by 11 and opens onto the upper balcony. One-car attached garage, two parking spaces, and the community is gated.

The numbers, plainly. $450,000, which is $256.56 a square foot. Annual taxes were $4,723.72 for 2025. No mandatory membership fee. Leasing is permitted, so if you would rather rent it than own it, it is also listed for lease at $3,500 a month.
